FAQ
The questions guests ask before they book, answered plainly.
Rates are typically in the $300s per night, the minimum stay is 3-night minimum, and the unit sleeps 4. The power and water answer comes first, because it is the question that decides whether to book.
The honest part
What happens during a power or water outage?
The building has no backup power or water tank yet, and Puerto Rico's grid has interruptions. Ocean Park Beach is no exception.
With no backup power, an interruption means no air conditioning, no appliances, no lights and no elevator in the unit. With no tank, a water interruption means there is nothing to draw on, so the taps run dry until the supply comes back. Nobody can say in advance how long an interruption will last.
What is being explored is a cistern, currently under discussion with the condo board under Puerto Rico's Ley 129-2020, which classifies water tanks as a necessary common element. That is a discussion, not an installed tank, and it is not a promise.
The rest
Rates, size, parking, internet, times, rules and who to ask.
How much does it cost per night?
Rates are dynamic and set on Airbnb: typically in the $300s per night, depending on season and demand. There is no price this site can quote, because the rate for your dates only exists on the Airbnb calendar. The minimum stay is 3 nights, or 5 nights over Christmas and New Year weeks.
How many guests can stay?
4 guests maximum: 2 bedrooms and 2 full bathrooms. The master bedroom has a king bed and a walk-in closet, the second bedroom sleeps two more, and the listing sets that occupancy for every booking.
Is there parking?
Yes. One free assigned parking space on the property, included in the stay. It belongs to the unit rather than being first come, so there is nothing to reserve. The space is narrow, so compact cars fit easiest.
How is the internet?
600 Mbps fiber internet, plus a dedicated workspace in the unit. That is enough for video calls and a full working day, and the workspace is a desk of its own rather than a laptop on the dining table.
What are the check-in and check-out times?
Check-in is 3:00 PM to 9:00 PM, in person, and check-out is 11:00 AM. Check-in is in person because that is the building's protocol, and the window closes at 9:00 PM. If your flight lands after that, message Maribel on Airbnb before you book.
What is the cancellation policy?
Non-refundable. There is no refund on the reservation, so book when your plans are firm. If anything about your dates is uncertain, ask on Airbnb before you book: that conversation is a great deal easier than a cancellation after the money has moved.
Are pets allowed? Is smoking allowed?
No pets and no smoking. Both are house rules on the listing, and both are enforced. This answer repeats the listing's rules rather than softening them.
Who manages the property?
Maribel, Airbnb Superhost, with co-host Philip. 12 years hosting, 431 reviews at a 4.94 average, 100% response rate. A local team, not a lockbox, and a person replies before you book and during a stay.
Do I need anything special to book?
A photo ID from the principal guest. Priority goes to guests with a strong Airbnb review history. Everything else is standard Airbnb: verified guests, secure payment, a manager on call, and no booking on this site.
