The neighborhood
A beach neighborhood, not a hotel strip.
Ocean Park is San Juan's beach neighborhood: a wide, swimmable beach lined with low-rise condos and houses, sitting between Condado and Isla Verde.
Locals actually swim here. That is the difference, and it is the reason to pick this stretch of coast over the two famous ones: the water is the same Atlantic, the beach is wide and the sand is fine, but the frontage is residential rather than a wall of hotel towers. You are on the beach, not looking at it from a pool deck.
The condo is on the sand itself. There is no street to cross, no parking lot between you and the water, and no walk back from the beach to the car.

It is less crowded than Condado and more local than Isla Verde. On a weekday the water belongs to the people who live on the block, and on a weekend it fills with the same people plus their visitors.

Eating
Calle Loíza: San Juan's food street, a 5 to 10 minute walk inland.
Calle Loíza is a 5 to 10 minute walk inland from the sand, and it is where this neighborhood eats: casual Puerto Rican spots, coffee, bars and bakeries along one street.
You can walk back from dinner without a car, a taxi or a rideshare, which is the most convenient thing about staying here rather than further west or further east. Everything on the street is local rather than a restaurant group.
Getting around
The beach and Calle Loíza are on foot. Everything else is a short drive.
Ocean Park sits in the middle of the coast: about 5 minutes by car from Condado, about 10 minutes east to Isla Verde and about 15 minutes from the airport, so nearly everything a visitor wants is near without being underfoot.

- West, about 5 minutes by car. The upscale strip: denser buildings, casinos, and the busiest restaurants in San Juan.
- Old San Juan
- North, across the lagoon, about 15 minutes. The forts, the blue cobblestones, the oldest streets in Puerto Rico.
- Isla Verde
- East, about 10 minutes east. The resort side: bigger hotels, casino nightlife, and the airport straight ahead.
- SJU airport
- Southeast, past Isla Verde, about 15 minutes on the way in from the flight.
- On foot
- The beach and Calle Loíza, a 5 to 10 minute walk inland. Neither needs a car, and neither is a long walk.
- Parking here
- One free assigned space on the premises, and it is narrow: compact cars fit easiest.
The comparison
Why stay in Ocean Park instead of Condado or Isla Verde?
Because it is the residential beach in between: quieter streets, local food on foot, and beachfront condos at neighborhood prices.

All three face the same ocean. Ocean Park is the one where the buildings on the sand are homes.
The honest part
What happens during a power or water outage?
The building has no backup power or water tank yet, and Puerto Rico's grid has interruptions. Ocean Park Beach is no exception.
What is being explored is a cistern, currently under discussion with the condo board under Puerto Rico's Ley 129-2020, which classifies water tanks as a necessary common element. That is a discussion, not an installed tank, and it is not a promise.
